Project Bokanjac – Quality and Sustainability in Every Detail
Project Bokanjac represents a modern residential building designed according to the highest standards of quality, energy efficiency, and sustainability. The load-bearing structure consists of reinforced concrete (RC) walls, while the building is based on RC strip foundations and a foundation slab beneath the basement. The flat roof structure is made of solid reinforced concrete slabs.
Construction Quality and Finishing
The construction utilizes high-quality materials that meet strict technical and safety regulations. Thermal insulation of the façade walls is provided by an external ETICS system, while roof structures are equipped with layers of thermal and waterproofing insulation. Non-load-bearing partition walls within residential units are constructed using gypsum boards on a metal substructure with mineral wool infill.
The final flooring is adapted to the purpose of each room: parquet flooring in living and sleeping areas, ceramic tiles in sanitary rooms and kitchens, and non-slip ceramic tiles on outdoor surfaces. Walls in sanitary rooms and kitchens are tiled with ceramic tiles. All exposed façade openings are equipped with sun protection (roller shutters).
Energy Efficiency and Sustainable Construction
The building is designed to be energy-efficient, with installation systems for heating, cooling, and hot water preparation that ensure low energy consumption, considering both users and climatic conditions. Environmentally friendly materials with recycling and reuse potential have been used.
Noise Protection
The project design ensures that the noise level remains within safe limits, providing a comfortable and peaceful living environment for residents.
Infrastructure and Environmental Management
The building plot has direct access to a public road and provides designated parking areas. Building connections include electrical and telecommunications infrastructure, as well as a connection to the public water supply system.
Due to the lack of a public sewage system, sanitary wastewater will be treated through an in-house biological wastewater treatment plant (second stage), while clean rainwater will be safely discharged into the ground without endangering nearby structures.
Landscaping and Exterior Design
The surroundings will be enriched with indigenous Mediterranean plants, and property boundaries will be defined with small concrete walls as needed.
