Bili Brig Project

BUILDING DESCRIPTION:

The project involves the construction of two freestanding multi-family residential buildings in Zadar on the cadastral plots 6284/2 and 6284/3 in the Cadastral Municipality of Crno. Each building will comprise six flats.

The building plot on which the buildings are to be constructed is located within a low-density residential-purpose construction area (Sm).

The plot can be accessed from the north-west, via a paved road on the cadastral plot 6284/4.

Each building will comprise three floors with two apartments. Storage space will be provided in the basement. The roof will be flat with standard insulation.

A parking space will be provided in the surrounding area, specifically two parking spots per flat.

STRUCTURE:

The buildings will have a brickwork structure, made of brick blocks with tie columns and tie beams. The basement walls will be made of reinforced concrete, as wells as the foundations and the plinth walls. Non-load-bearing walls will be made of bricks or drywall, and they will be 10 cm thick.

The intermediate floor construction will be made of a reinforced concrete slab 18 cm thick.

The roof will be a flat roof with standard insulation.

Vertical communication will be ensured by an internal double-flight staircase.

FINISHING WORKS:

All external walls of the heated spaces will feature the “ETICS” external thermal insulation system made of expanded polystyrene (8 cm), with a surface layer of decorative plaster in light colours.

All internal walls of heated rooms will be plastered and painted, while the drywalls will be skim coated and painted. All floor surfaces inside heated rooms will be laid with ceramic tiles or parquet, depending on the purpose of the space. Ceramic tiles will be laid on all terraces and the staircase. Ceramic tiles will be laid on bathroom walls in full height as well as on kitchen walls up to the height of 160 cm. All floors will be constructed as floating flooring with a focus on soundproofing.

EXTERIOR AND INTERIOR JOINERY:

The interiors will include wooden interior doors.

Exterior joinery (doors, windows, sliding walls) will be made of high-quality wind resistant PVC profiles and insulating glass panels, with one low-emissivity panel (Low-E coating).

The windows and doors will be protected from weather effects by roller shutters.

INSTALLATIONS:

The buildings will feature water supply, sewerage, telecommunication, electricity and lightning protection installations.

Heating and cooling will be provided by a split-system air conditioner with an inverter.

The building will be connected to the public water supply network.

The waste water will be conveyed through an internal sewerage system to the building’s own waste water treatment plant.

The water will be conveyed through gutters to the surrounding terrain.

LANDSCAPING

The building exterior will be landscaped, which will include planting indigenous Mediterranean plants.

The plot borders will be defined by small concrete walls, as necessary.

The plot will contain a parking space with a total of 12 parking spots, i.e. 2 parking spots per flat.
