Project description
The residential building complex is located in the eastern part of the city of Zadar, in the Smiljevac area. It is accessed from Boris Papandopulo Street, which divides it into two parts. The buildings are oriented in the direction north-west – south-east (residential building “a”) and north-east – south-west (residential building “b”).
The buildings will comprise the ground floor and two additional floors (p + 2), with three flats on each floor. The maximum floor plan dimensions of the residential buildings are 18.50 m x 11.40 m, with a flat roof having a total height of 8.95 m. The masonry structure of the building will be the load-bearing structure, strengthened by tie beams and columns. The building will have strip foundations and will be constructed as a freestanding, independent structure.
The buildings will be connected to a low-voltage grid with an internal electrical wiring, lighting, telecommunication, and television installations, video intercoms, as well as a lightning protection system. The rooms will be heated and cooled by air conditioners (split system), whereas the water will be heated by boilers installed separately in each unit. All units will be ventilated through windows, whereas the kitchen hood and the bathrooms will be vented through the roof.
The sewerage system will include low-noise pipes in accordance with the regulations in force and it will be connected to the public sewerage system. The residential buildings comprise 9 flats of different floor areas. The ground-floor flats are two-room and one-room flats with an appurtenant external garden and a parking spot. The flats on floors 1 and 2 are two-room and one-room flats with an appurtenant parking spot. The exterior joinery (windows and doors) will be made of PVC, in anthracite grey, with roller shutters as a protection from sunlight. The railings on loggias will be solid up to 1.0 m of height, in accordance with safety regulations. The buildings “A” and “B” are classified in the energy performance class “A”.
