CONSTRUCTION:
The building structure is masonry, made of concrete blocks with vertical and horizontal reinforced concrete tie beams.
The foundations and foundation walls are constructed of reinforced concrete.
Partition walls are made of brick or gypsum board, 10 cm thick.
The intermediate floor structure is a reinforced concrete slab with a thickness of 18 cm.
The roof is designed as a flat, non-accessible roof.
Vertical circulation is provided by an internal double-flight staircase.
FINISHING WORKS:
All external walls of heated spaces will be thermally insulated from the outside using an ETICS
system with expanded polystyrene (10 cm), finished with decorative plaster in light tones.
Interior walls of heated areas will be plastered and painted, while gypsum board walls will be
skim-coated and painted. Floor finishes in all heated rooms will consist of ceramic tiles or
parquet flooring, depending on the purpose of the room. Ceramic tiles will be installed on all
terraces and staircases. Bathroom walls will be tiled to full height. All floors will be constructed
as floating floors, with particular emphasis on sound insulation.
EXTERIOR AND INTERIOR JOINERY:
Interior rooms will be fitted with wooden interior doors. Exterior joinery (doors, windows, sliding
walls) will be made of high-quality PVC profiles, resistant to wind loads. Glazing will consist of
insulated glass units (IGU) with one low-emissivity (Low-E) pane. Protection from weather
conditions will be provided by roller shutters.
INSTALLATIONS:
The building will be equipped with water supply, drainage, telephone, electrical, and lightning
protection installations. Heating and cooling are provided by a split-system air conditioning unit
with inverter technology.
The building will be connected to the public water supply network. Rainwater will be drained via
gutters and downpipes to the surrounding terrain.
SITE LANDSCAPING:
The surrounding area of the plot will be enhanced by planting indigenous Mediterranean
vegetation. Plot boundaries will be defined by low concrete walls where necessary.
